Making a Case for the Small $2M Home
/This past week we saw 2 adorable, smaller homes hit the market in Kentfield and Ross. Like morsels of Belgian chocolate, these two are diminutive (by comparison to neighboring homes) and deliciously satisfying. In a county with many affluent downsizers, there's demand for smaller homes of high caliber (easier to manage, less landscaping, no stairs).
The first is a 3BR, on Circle Drive in Ross, listed at $2.1M ($1164.73/sf). Circle Drive, adjacent to The Branson School, is a private enclave, set back from more used roads, with only a half dozen neighbors. If $2.1M sounds high, consider the 9BR two doors down which recently sold for $8.75M cash.
The 2BR in Kentfield is on Laurel Grove, very near the Ross border. It's listed at $2.195M ($933.65/sf) and is approximately 550sf larger than the 3BR on Circle Dr. It's a spacious home with abundant charm, originally built in 1940. The well manicured grounds includes hydrangea, jasmine, and maple as a backdrop to the pool in the tranquil rear yard.

Screaming Value of the Week
/Everyone knows it's hard to find a home in Marin County for under $1M. There was a related SF Gate article yesterday, which listed three options on the market this week. I'm adding another to that list, in San Rafael's Sun Valley neighborhood. Sun Valley is know for it's great schools, beautiful weather, and sense of community. And it's Central Marin location provides easy access to downtown and Hwy 101. Listed at $799k -- with a level yard, charming 1944 architecture, an updated kitchen -- this one should go quickly.
